The neighborhood was developed by Lake Hartwell Inc. in the 1970s in two distinct phases, each with their own — but slightly different — restrictive covenants, preserving the character and integrity of the community for generations of residents to come.

The purpose of this website is to provide a history of Seminole Point and to clarify the covenants for each section of the neighborhood for owners, potential buyers, and realtors.

History of Seminole Point

May 1975
Seminole Point, Section 1 (originally Waikiki East) was established by developer Lake Hartwell Inc.
August 1977
Seminole Point, Section C was established by developer Lake Hartwell Inc.
October 1995
An owner in Section C established the Seminole Point Property Owners Association Inc. (SPPOA) with South Carolina with the intent of creating a voluntary home owners association.
October 1996
SPPOA filed consolidated covenants for both Section 1 and Section C with Anderson County. Until 2023, there was not much talk about the SPPOA or the covenants. During this time the only notable change was increasing the minimum square footage to 1,900 square feet.
November 2023
SPPOA announced intentions to place an assessment on all owners for a sweeping overhaul of the Covenants as well as the ByLaws of the Association, sparking much debate. The ensuing process led to the discovery that the 1996 covenants were not properly attained or filed — which meant Section 1 and Section C reverted to the original covenants filed in 1975 and 1977 (respectively).
May 2025
Seminole Point Section C approved and filed an amendment to their covenants re-establishing a new Architectural Control Committee, as well as several other minor changes. Section C elected not to have an HOA.
July 2025
Seminole Point Section 1 approved and filed an amendment to their covenants. Amongst other minor changes, Section 1 chose to use the SPPOA to manage and enforce its covenants.
